The Land Lease Process

At SPG Energy Group, we manage the entire process from start to finish, at no cost to the property owner. Our focus is on community solar projects, which allows local Massachusetts residents and small businesses to take part in the clean energy movement, by subscribing and receiving reduced electricity bills, without the need to utilize their own rooftop.

Site Analysis

A full site evaluation is completed to determine project viability including proximity to electrical grid infrastructure, capacity at local substation, optimal system layout, due diligence on local zoning and environmental regulations, and an in-depth technical and economic assessment.

Letter of Intent & Land Lease Option

Upon successful completion of the site analysis, a letter of intent is issued that outlines all high level terms of the lease, introducing a predictable and reliable, long-term income stream for the land owner. A land lease option agreement is then executed, which includes all terms of the proposed lease and details of the solar installation. Finally, upon issuance of all governmental permits, the land lease is executed and the project concept begins to come to life.

Interconnection Agreement

We work closely with our electrical engineer and the local utility, either National Grid, Eversource, or Unitil, to design a system that is both large enough to accommodate the land use optimization, but modest enough to avoid lengthy transmission level studies. The end result of this process is an interconnection agreement, which grants permission to build and connect the PV system to the grid.

Permitting

In tandem with the interconnection approval, all aspects of project approvals are completed by SPG Energy Group, by obtaining necessary permits from local and regional authorities. This includes land use permits, building permits, environmental approvals, and interconnection agreements. We have in depth experience leading the community engagement, stakeholder collaboration, regulatory bodies meetings in efforts to efficiently create a shovel ready project.

Construction

From site preparation, contract execution, product procurement and all other preconstruction activities, to the physical construction of system including racking, electrical and module installation, through system commissioning and grid integration, we work efficiently and effectively, while ensuring proper treatment of the land and the community during the process.

Operations and Maintenance

Routine maintenance is completed throughout the project’s operational life cycle to ensure optimal performance and safety. Periodic inspections are conducted on equipment, vegetation, and overall system health.

Decommissioning

At the end-of-life for the solar project, the installation will be dismantled, removing equipment (panels, inverters, racking), and restoring the land to it’s original state. A decommissioning surety bond is provided at project inception as a financial guarantee that this work is completed.
